THE CHALLENGE The developer’s vision for the Jubilee Heights site wanted to realize a combination of residential and commercial uses integrated in a smooth and livable manner.

THE SOLUTION MODUS was hired to redesign a more pedestrian-oriented configuration of multifamily and commercial retail uses, featuring an open space design that integrates a network of regional trail connections. A site plan was complimented with simple 3D modelling to illustrate scale and massing of the proposal.

The plan was developed with the pedestrian experience / street interface at the forefront of the site configuration and public realm design. In programming a series of open spaces and introducing a public plaza space adjacent to the site’s anchor grocery store - the plan moves away from the vehicle dominated retail centers typical of today’s suburban environment. Additionally, the residential district within the plan introduces a diverse mix of ground oriented housing types in close proximity to jobs, commercial services and amenities.
