District of Squamish Oceanfront Sub-Area Plan

Transforming 80 acres of Brownfield Waterfront into a Sustainable Neighbourhood.




THE CHALLENGE

A sustainable waterfront vision and plan for the District of Squamish’s 80-acre brownfield redevelopment site was needed to strategically guide future investment in this important site. Given the importance of this site, it was critical the plan was developed in a collaborative way alongside private and private sector owners in the plan area, stakeholders and the public. Planning for the oceanfront sub-area was a significant undertaking for the District. It was described by the Director of Planning at the time as “one of the most complex and significant community planning and engagement processes in the history of Squamish”.




THE RESPONSE

Prior to forming MODUS, members of MODUS including Principal Rob Barrs led a comprehensive land use planning and engagement process towards the development of a Sub-Area Plan for the District of Squamish’s oceanfront peninsula. The team developed policy directions, alternative plans, policy options, and the draft plan. The plan became an integral part of the District’s Official Community Plan and continues to direct and shape land use, building design, parks and open space, transportation and infrastructure. By incorporating Green Shores approaches, ambitious environmental targets, and best practice approaches to site challenges, the plan supports the vision for a sustainable neighbourhood into the future.
