Reimagining the Nicomekl River: from a dividing line into Langley City’s connective thread.

THE CHALLENGE
Emerging as a series of spring-fed tributaries within the fertile agricultural lands of the Fraser Valley, the Nicomekl River meanders westward through the centre of Langley City. Its channel weaves with recreational trails and its larger floodplain serves to define a unique and largely underutilized “room” within the City. Few places within the City offer such a diverse and rich opportunity for placemaking and neighbourhood design. MODUS assisted the City of Langley in developing a Neighbourhood Plan for the Nicomekl River District.
THE RESPONSE
MODUS assisted the City of Langley in developing a Neighbourhood Plan for the Nicomekl River District. Emerging as a series of spring-fed tributaries within the fertile agricultural lands of the Fraser Valley, the Nicomekl River meanders westward through the centre of Langley City. Its channel weaves with recreational trails and its larger floodplain serves to define a unique and largely underutilized “room” within the City. Few places within the City offer such a diverse and rich opportunity for placemaking and neighbourhood design. The neighbourhood planning process included robust background research and technical analysis and a very successful and comprehensive design charrette to help deliver a preferred concept. Now integrated within the City's Official Community Plan, the Nicomekl River District Neighbourhood Plan will help sew together the northern and southern parts of Langley City by inviting residents into this beloved green jewel.
